Fire Damaged House
We were contacted by Loss Adjusters (Arbiter Adjuster) to look at a property fire damaged 12 months previously.
The roof to the house had been damaged by a chimney fire from a Rayburn setting alight to the roof in various places.
The roof had partially collapsed from fire and water damage during the rescue and the months following, caused considerable damage to the interior of property throughout.
The process for restoration works had been beset with earlier delays and we were introduced to provide the resources necessary to return the property back to the owners at the earliest opportunity.
Following a survey to the property to establish the condition, we entered into a competitive tender period and we were delighted to be awarded the contract for the restoration.
Works commenced in the early Autumn of last year to strip the roof covering of tiles. Many were damaged by fire and we decided to replace all the roof tiles within the overall contract sum.
The roof was partly dismantled, charred timbers removed and new treated timber were installed as a ‘cut and pitch’ roof with hand built trusses to maintain the integrity of the existing roof. Chimneys were dismantled for safety and replaced as directed by clients.
Following the re-instatement of the roof, the interior was stripped and cleaned, floors were removed and replaced, walls and floors insulated with the replacement of mechanical services throughout.
The fitments to the property were renewed as new kitchen units and bathroom equipment with a lovely range of porcelain wall and floor finishes.
The accommodation comprised of kitchen, dining room sitting room, study, hall and cloakroom with stairs leading to 4 bedrooms, en-suite and a family bathroom.
We were able to complete the project under budget and within the contract period despite the constraints of the Covid virus.
