Mill Cottage
We were commissioned to undertake the project management of a new addition, internal alterations and restoration works for overseas clients.
Following a period of tendering, we were awarded the contract and to negotiate with the conservation department for proposal for alterations to the Grade 2 listed property.
Clients required a larger kitchen area with greater natural lighting and to rationalise the internal layout to provide a ground floor bathroom, dining area, kitchen, cloakroom and a first floor ensuite.
The property was in a very dilapidated condition and had experienced high waters from the millstream adjacent over the centuries.
Following negotiations with the conservation department in association with architects Vincent Edberg, we were able to achieve a new side addition with top lighting, careful realignment of internal walling and the formation of an ensuite within a cupboard adjacent to the main chimney stack.
Careful selection of materials followed with the construction of the external walling to the addition providing a mix of stone and bricks to pick up an historic appearance for the property.
The roof covering was overhauled with lead weatherings to the dormer roofs and chimney stacks. Stacks were removed and rebuilt with a new damp proof course, liners and chimney pots.
External joinery was restored with resin repairs or replaced with period units.
Floors internally were excavated and replaced in solid formation, 100mm insulation, floor screed together with underfloor heating and floors laid to limestone.
Throughout, the mechanical services were replaced to provide heating to all rooms using a gas fired boiler and electrical equipment was installed with new cabling with LED fitments to the interior.
Externally, the foul drainage system was replaced with a Klargester treatment plant together with new connections from the property. The banks to the garden were repaired with sandbags filled with weak concrete providing a soft background to encourage vegetation.
A delightful property in a timeless location with the sound of bubbling water in the gardens.
The kitchen with the vaulted ceiling has made this charming cottage a really fascinating property for future generations.
