Mill House
Following a competitive tender, we were engaged by clients to restore and enlarge the farmhouse. The property had been unoccupied for some months and much of the house had fallen into neglect.
The interior was very wet from rising damp and water entry from the roof slopes and failed roof beams.
The interior was carefully assessed – some areas were stripped by a soft blasting process to expose the wall surfaces and oak beams; loose fitments were removed to expose the original fabric behind.
Floors were excavated, dpms provided and solid floors constructed with insulation. Joinery was replaced as required to match existing and the interior replastered as necessary with limelite plaster.
New partitions formed to the interior, new oak beams installed to the interior and the property extended to the dining room and kitchen to form the new first floor accommodation.
The roof slopes were overhauled, lead weatherings replaced as necessary; external render panels carefully repaired or replaced with soft lime render work.
A new fireplace was required for the Sitting Room and hence part of the external wall was dismantled, foundations formed and a new fireplace and brick chimney constructed complete.
The mechanical services were replaced throughout to provide central heating and ufh to the ground floors; domestic hot water was supplied by a central pressurised cylinder serving the new bathroom and shower rooms.
New fitments were installed to the kitchen and bathrooms complete with Yorkstone flooring and oak planked floors.
Accommodation: GF – Entrance Hall, Sitting Room, Study, Kitchen, Utility Room and Cloakroom.
FF- Stairs, 3 bedrooms, Ensuite, Master Bedroom and Ensuite, Family Bathroom and Hall.
The exterior grounds were restored and the drive laid to gravel.
It was a wonderful opportunity to restore the house to serve new owners and a very enjoyable project.
